As a digital marketer myself, I could see a huge opportunity in social media and what it means for real estate. Because of this, I am now currently obtaining my real estate license and hope to capitalize and teach others the value along the way.

Roseland, way to get out there and go for it. Many people are afraid of “trying something new.” When you think about social, realize there is a massive land grab for those who do it first and it will pay off. Find your niche and figure out what works. Watch YouTube sensations and study the content they put out. Do they ask questions, quick to the point, do something funny in the beginning, etc.

What I see a lot of Real Estate agents doing wrong on social is trying to sell. Social Media is about sharing, not selling. If you do produce content, my suggestions are to make it more about the neighborhood and community then the house.

Once begin with the house. If they have a wine basement, capture yourself drinking a glass and explaining the room. Be funny and personable and you’ll be fine. If you’re thinking about having a script….throw it out.

When I hear a rebuttal as to why someone should use an agent in a real estate transaction, I like to compare it to using a mechanic. Sure, I can probably fix most things on my automobile by watching videos, reading books, searching the internet. But, I’ve found it is usually worth the extra money to hire someone who knows what they’re doing to avoid the headaches, extra trips to the store, extra money, costly mistakes and to preserve my sanity. Just my two cents.

I agree with you agents will always have a place in the process of buying or selling a home. But, it won’t be due to market knowledge.

There are only so many data points humans can process. Even an experienced agent with hundreds of sales in the same market area can’t compete with an AI bot that can scan, and interpret, millions of data points in under one second.

I don’t know a single agent who continually looks at all the permit requests, insurance records, zoning hearings, traffic reports, police and fire dispatch records, HOA Board minutes, and newspaper/online articles for a given neighborhood. To do so would require staff dedicated solely to research.

Yet, an AI bot could instantly pull all of those records, giving a homeowner answers to any question he or she could pose.

Be careful. Once you get a reputation as agent who writes multiple offers, you’ll find that your future offers are not going to be taken seriously.

We all know this is the largest purchase the consumer will ever make. Real Estate is also a game, you’re either in or out. As Tom Dawson put it, sellers are looking at mutiple offers, taking their time responding, what’s wrong with leveling the playing field. I can into real estate in 93, my broker suggested we make multiple offers on properties, this is nothing new.
