Victims of the historic wildfires that wreaked havoc on Los Angeles in January are getting some relief with a 90-day extension on the federal pause placed on foreclosures and evictions across the city, officials announced Thursday.

The U.S. Department of Housing and Urban Development announced that the moratorium on foreclosures and evictions for residents with Federal Housing Administration-backed single-family mortgages will be extended until July 7, 2025. The moratorium was originally set to expire April 8.

HUD made the announcement in conjunction with a visit to the disaster zone in Altadena by Secretary Scott Turner and LA County Board of Supervisors Chair Kathryn Barger. The area, which has been designated a presidentially declared major disaster area, includes more than 100,000 FHA-issued mortgages.

“It is heartbreaking to witness the devastation caused by the horrific wildfires in Altadena and the surrounding areas of Los Angeles County and the heavy toll of this tragedy on individuals, families and communities,” Secretary Turner said in a statement. “Empowering and supporting our neighbors so they can build or rebuild their future, including when disaster strikes, is a core part of HUD’s mission, and we will continue providing help during hardship.”

Barger said the pause has served as a “lifeline” for those struggling to recover.

“I appreciate Secretary Turner’s leadership and commitment to ensuring that families impacted by these devastating fires have the time and support they need to recover,” Barger said in a statement. “This critical relief will help stabilize our communities as we work together to rebuild and heal.”

Mortgagee Letter 2025-07, signed by HUD General Deputy Assistant Secretary for Housing Jeffrey D. Little, was published shortly after the announcement and explained that the pause will restrict foreclosures on FHA-insured single-family forward mortgages and Home Equity Conversion Mortgages (HECM).

Borrowers having trouble making mortgage payments should contact their mortgage servicer, HUD advised, and noted they can also contact the FHA Resource Center. Borrowers and renters who need housing and disaster recovery assistance can use HUD’s online search tool to find a housing counseling agency.
