HouseMe.ai ditches bedroom-count filters for AI “lifestyle search,” launching with live MLS access across seven mid-Atlantic markets.

HouseMe.ai, an artificial intelligence-powered real estate search platform, launched in the U.S. on Wednesday, going live in soft-launch markets across Washington, D.C., Maryland, Virginia, Delaware, Pennsylvania, New Jersey and West Virginia. The platform connects directly to MLS data in all seven markets, with a nationwide rollout to follow.

The expansion builds on a strong debut in Canada earlier this summer, where the platform quickly became one of Toronto’s most-used real estate tools.

Leading the U.S. launch is Nurit Coombe, a HouseMe.ai co-founder and managing partner of The Agency DC Metro. Coombe ranks No. 20 among all agents nationally and No. 1 in Maryland on RealTrends’ The Thousand, one of the industry’s most competitive rankings, and has closed more than $2 billion in career sales.

She’s spearheading the platform’s push into her home market alongside co-founders Peter Torkan — Canada’s leading luxury broker and a star of Amazon’s Luxe Listings Toronto — and Paige Torkan, broker of record at The Agency Toronto.

“No one has ever been able to search for real estate this way,” Coombe said in a statement. “This is a fundamentally new category, using AI and real data to let buyers, sellers and agents customize their search around exactly what they need.”

Coombe added that “buyers don’t just want a listing anymore, they want to search for the lifestyle they seek.”

While legacy portals search primarily by bedroom count and price, HouseMe.ai searches by lifestyle. Its natural-language engine lets buyers describe what they want, then returns listings matched to that intent.

For example, Coombe said consumers can search homes for “a park nearby, a top-rated school within walking distance, a yard big enough for the dog, a kitchen that’s already renovated, a pool, whatever matters to them.”

“It reads intent, not just square footage,” Coombe said. “Bringing that to the U.S. market, and to my own backyard, is the opportunity of a lifetime.”

HouseMe.ai launched in the Greater Toronto Area in June 2026. Within three weeks of its Canadian debut, the platform had drawn more than 40,000 unique visitors, and Paige, HouseMe’s AI assistant, had seen more than 15,000 listings viewed, adding up to over 300,000 total platform interactions.

“That momentum is the foundation for the U.S. expansion,” Peter Torkan said. “It’s the reason we’re moving to a nationwide footprint, starting with the mid-Atlantic corridor.”

Among HouseMe.ai’s other distinctive tools is a visual renovation engine that lets users upload a photo of any room and generate a before-and-after rendering, such as swapping flooring, updating a kitchen, clearing clutter, even digitally removing snow from a yard.

For sellers, that means testing capital improvements, using the tool alongside comps to gauge what a renovation could return. For buyers, it means seeing a property’s potential, not just its present condition.

HouseMe.ai searches also generate an “Intelligence Report.” At its foundation is the True Cost Calculator, which breaks down the full cost to close. The AI Investment Thesis builds on that with broker-level analysis of each property, including financial summaries, key highlights and a plain-language read on potential risks.

The report also includes the AI Valuation Score, a public 0-10 fair-value rating assigned to every active listing. Paired with a Negotiation Strategy tool that generates data-backed offer recommendations based on days on market, comparable sales and local conditions, HouseMe.ai says it gives buyers an edge in how they evaluate and approach each opportunity.

Rounding out the report is the Area Market Pulse, with neighborhood data on pricing trends, inventory and market conditions, plus a conversational AI interface that answers questions about any listing in 97 languages.

HouseMe.ai emphasizes that it was founded by working luxury brokers, not outside technologists. The company says that grounding in the day-to-day realities of high-stakes transactions shaped a platform built to answer the questions buyers and sellers most frequently ask.

HouseMe.ai is now live and free to use across Washington, D.C., Maryland, Virginia, Delaware, Pennsylvania, New Jersey and West Virginia, with a nationwide launch to follow. The platform is available at HouseMe.ai and through the App Store.
