Side is sending active listings from more than 600 partner brokerages across 19 states into Google mobile search through HouseCanary’s Google Listings Program. The companies announced the deal on Tuesday.
This is HouseCanary’s first brokerage agreement for the program, according to a HouseCanary spokesperson. Brokerages don’t feed the program directly, though. Every listing still comes through a participating MLS.
Side partners’ listings will flow through My State MLS, which serves brokerage members nationwide. In markets where the program is live, those listings will appear in the carousel at the top of Google’s mobile search results under each partner’s own brand. Each links to a detail page showing the listing agent’s name and a click-to-contact button.
HouseCanary is billing Side as the country’s ninth-largest brokerage partner network. That ranking counts Side’s partner network as a single entity, and Side calls itself a top 10 brokerage by sales volume, citing RealTrends.

Brokerages pay nothing to participate. Agents at Side’s partner firms also get complimentary access to HouseCanary’s agentic AI platform, which includes CMA, ad management and property intelligence tools.
“At Side, we’re always looking for ways to expand the tools and opportunities available to our partners,” said Guy Gal, co-founder and CEO of Side. “We want them to have as many options as possible so they can run their businesses the way they want.”
HouseCanary launched the Google Listings Program in early 2026 and says it will expand to all eligible U.S. markets this fall. The company signs agreements with MLSs to feed their members’ listings to Google.
Its most recent agreement with Arizona Regional MLS (ARMLS) made participation opt-in for member brokerages, a departure from other MLS agreements, where brokers are opted in by default.
The release lists eight participating MLSs: My State MLS, ARMLS, Bright MLS, California Regional MLS, IRES MLS, Permian Basin Board of Realtors, REcolorado and San Diego MLS.
“It’s great to see brokerages like Side be proactive and work to secure exposure to their partners’ listings at a national scale,” said Chris Rediger, CEO of HouseCanary. “We’re excited to help brokers take similar steps to democratize listing access. That’s one of our key motivations for building this program.”
The expansion comes while HouseCanary is in bankruptcy. The company filed for Chapter 11 in the U.S. Bankruptcy Court for the District of New Jersey on Sept. 22. Under its proposed plan, which still needs court approval, HouseCanary is aiming to emerge before year-end with full recovery for approved creditors.
“In the meantime, [HouseCanary] is focusing on continuing to serve customers, and build and grow new services like the Google Listings Program and the agentic AI platform for real estate agents,” a HouseCanary spokesperson told Inman.
Rediger said earlier this month that HouseCanary recently signed a national agreement with Google to roll out the program nationwide. A HouseCanary spokesperson said more details are coming in the next few weeks.
