We started with Duncan’s background, selling just one home in his first year (to his parents) and how he started with a database of only 500 and invested his time prospecting expireds and FSBOs.

You’ll also learn how Duncan experimented with email newsletters to educate his sphere and basically did everything he could for free before spending any money on lead generation.

“Going after the listing was — I knew — the key to success … you have to have a great listing operation to be successful,” Duncan explained.

Duncan’s first big marketing breakthrough was discovering Craigslist posting for his listings. Investing in coaching, hiring new agents and working REOs helped him generate more leads than he could handle and laid the foundation for future growth.

“A big turning point for us was about five years ago, hiring a coach and then building out advertising campaigns that were more of a media buy,” Duncan noted. “TV, radio, Zillow, realtor.com. That’s when we really started becoming a marketing agency.”

Duncan shared how he corrected his biggest mistakes in leverage and team building by establishing systems for finding, hiring and training the right agents. You’ll also learn why Duncan’s team only adds one lead gen strategy at a time and masters it before adding anything else.
