Condo conversion planned for SoCal industrial complex

Grubb & Ellis/BRE Commercial and East County Properties announced that Voit Development Co. has purchased the 144,320-square-foot Century Industrial Center in Vista, Calif.

The value of the transaction was not disclosed.

The six-building manufacturing complex is located at 929-951 Poinsettia Ave.

The project includes two large buildings and four smaller buildings with yards. There is also approximately 5,000 square feet of existing office space throughout the complex with the option to build more.  more...

Manufactured-home park sold in Arizona

Marcus & Millichap negotiated the sale of a four-star Senior Manufactured Home Park in Phoenix, Ariz.

The value of the transaction was $17.8 million.

An Orange County, Calif.-based multicommunity operator purchased the property from an undisclosed seller.

The park is fully amenitized, has ground-set homes, was 94 percent occupied at the time of sale, and the price included 20 vacant, park-owned homes.

The density is 15.6 sites per acre and the total lot size is 19.5 acres.  more...

Family trust buys Oxnard industrial building

A Ventura County, Calif., family trust has acquired a fully occupied, 125,568-square-foot industrial facility in Oxnard, Calif.

The value of the transaction was $11.1 million.

Del Norte LLC sold the property, located at 700 Del Norte St., to the Lyle Family Trust.

The highly improved building, erected in 1990 on 7.1 acres, was occupied at closing by Berner Food Services, a restaurant supply company formerly known as Cardinal Food Supply.  more...

Fidelity's second-quarter earnings fall

Fidelity National Financial today reported second-quarter earnings of $190 million, or $1.07 per share, down 14.5 percent from a year ago when its earnings totaled $222.1 million, or $1.26 per share.

Total revenue for the second quarter of 2005 was $2.43 billion, up 10.5 percent from $2.2 billion reported for the second quarter of 2004

Total title and escrow revenue was $1.63 billion for the second quarter of 2005, up 3.2 percent from $1.58 billion in the second quarter of 2004.  more...

Real estate refinancings decline

Overall mortgage applications dropped 5.8 percent last week on a seasonally adjusted basis from the previous week, with refinancings taking the brunt of the decrease, according to the Mortgage Bankers Association's weekly survey.

The MBA seasonally adjusted refinance index dropped by 11.4 percent to 2,320.3 from 2,618.2 one week earlier. The seasonally adjusted purchase index decreased by 0.7 percent to 485.1 from 488.7 the previous week.  more...

New-home sales bloom in June

Sales of new single-family houses rose in June to a seasonally adjusted annual rate of 1.37 million, according to estimates released jointly today by the U.S. Census Bureau and the Department of Housing and Urban Development.

This is approximately 4 percent above the revised May rate of 1.32 million and is roughly 14 percent above the June 2004 estimate of 1.21 million.

All four regions across the country posted a higher home sales pace in June from the month before.  more...

Overnight real estate rates remain scattered

Long-term mortgage interest rates were mixed again Tuesday, and the benchmark 10-year Treasury bond yield sank to 4.23 percent.

The 30-year fixed-rate average climbed to 5.33 percent, and the 15-year fixed-rate remained at 4.91 percent. The 1-year adjustable was up at 3.75 percent.

The 30-year Treasury bond yield dipped to 4.45 percent.

Fannie Mae, Freddie Mac must report real estate fraud

The Office of Federal Housing Enterprise Oversight, or OFHEO, has finalized a regulation requiring mortgage giants Fannie Mae and Freddie Mac to report mortgage fraud in a timely fashion, OFHEO said today.

The regulation has been finalized for publication in the Federal Register and will be effective 30 days from publication, OFHEO said in a statement.  more...

Townhome owners fear real estate crash in 2006

DEAR BOB: My husband and I purchased our townhouse in 2000. We had been planning to relocate to Florida in June of 2006 to live near my family. However, my husband has now decided we should sell our townhouse "as is" and move by the end of September 2005. He fears the housing market will collapse if we wait until the summer of 2006. I had intended to do the following fix-up: (1) repaint the interior; (2) re-carpet, as the carpeting is badly stained, worn and burned in some areas; (3) replace the vanities and medicine cabinets; and (4) replace the garden edging.  more...
