Craig: Tech has a role in social causes

SAN FRANCISCO -- Craig Newmark of Craigslist isn't so much a big real estate guy as a person who is just "bearing witness" to some of the good work people around the world are doing and then trying to publicize it -- all the while acting as a customer service representative for a site that boasts 50 million users and 22 billion page views each month.

"There's a lot of people doing good work that we don't hear about, and in my own small way I am trying to get the word out. My contributions are pretty miniscule ... the people doing the really big stuff need to get the word out better," he said Wednesday at the Inman News Real Estate Connect conference.  more...

Demand for refis up

Applications for refinancings were up 7.2 percent while demand for purchase loans was essentially flat, rising 0.9 percnet for the week ending July 31, the Mortgage Bankers Association said in releasing the results of its Weekly Mortgage Applications Survey.

Overall, mortgage applications were up 4.4 percent on a seasonally adjusted basis from a week earlier, the MBA said.  more...

My computer is on its way out. This one lasted about a year, which is a record even for me, master of coffee-spillage. I'm not entirely sure what ails the poor fellow, but I suspect the recent incident involving a certain chicken taco or the fact that the hard drive is host to enough software to power a small orbiting satellite had something to do with it.

Alas, I know that a trip to a power-cord superstore, like Superior Purchase, is in my future. Let's imagine that when I arrive at the Pearly Gates I am greeted in the following fashion:  more...

Reassessment fight a losing battle

In the case Phelps v. Orange County Assessment Appeals Board No. 1, a leased shopping center was held in trust, with Phelps as the income beneficiary of the trust. On Phelps' death, his interest as the income beneficiary of the trust passed to his four children. On this transfer, the Orange County Tax Assessor reassessed the value of the property and increased the property taxes. The trust appealed the property's reassessment to the Assessment Appeals Board, but the appeal was denied.

At trial, the court denied the children's petition to overturn the board's ruling, on grounds that the transfer of the income beneficiary interest did qualify as a "change in ownership" under Revenue and Taxation Code section 60, thus warranting reassessment.  more...

Flue foils kitchen remodel

Q: Our house, built in 1931, has a traditional fireplace in the living room, but there is also what appears to be a slim brick fireplace in the kitchen -- although I can't see where the opening was -- it appears to be more of a brick flue from floor to ceiling.

Are you familiar with this type of thing? The flue does exit the roof like a traditional chimney and we have it capped to keep out rain and protect against embers and sparks. But it is blocking us from opening up the kitchen the way we'd like.

I don't know that it should be completely removed, but it would somehow have to be sealed somewhere -- between the kitchen's ceiling and the home's roof, perhaps?  more...

I recently read a great blog post by my good friend Stephanie Pfeffer, who serves as integrated marketing director for a real estate group's luxury division, about understanding today's luxury consumer.

In it, she says that what luxury consumers want most is time with their family: "Today's affluent consumer is more likely to value the customized services of a personal shopper than they are an oversized designer bag. In fact, when asked to define "luxuries," the item that often rates highest is time and being able to spend that time with family."  more...

ZipRealty adds agents, boosts sales

ZipRealty Inc.'s closed transaction sides grew by 28.5 percent during the second quarter from a year ago, but falling home prices limited growth in revenue to a more modest 5.6 percent.

The bottom line for the growing Emeryville, Calif.-based real estate brokerage was a $2.4 million second quarter loss, an improvement from the previous quarter's $7.5 million loss but larger than the $1.7 million deficit the company posted a year ago.  more...

Pending sales up: fifth month in a row

Pending home sales rose 3.6 percent from May to June, marking five consecutive months of gains for the first time since July, 2003, the National Association of Realtors said.

The gains were spurred by low interest rates and affordable home prices, and were strongest in the South (7.1 percent) and West (2.9 percent), NAR said. Month-over month gains in NAR's pending home sales index were more modest in the Midwest (0.8 percent) and Northeast (0.4 percent).  more...
