The curse of negative equity: Is there an escape?

Homeowner equity is property value less the sum of all debts secured by the property. If equity is negative, it means that the debts exceed the property value.

Homeowners who think of themselves as tenants may not be much bothered by negative equity. As long as they make their monthly payments, they can continue to live in the house, just as if they were tenants. But homeowners with a homeowner -- rather than a tenant -- mentality are looking to a future in which they build equity.  more...

Pitfalls of contingent home-sale offers

Last year, real estate offers made contingent on the sale of the buyer's home stood little chance of acceptance due to record low inventories of homes on the market. Now, swollen property inventories are making the home sale market more challenging for sellers. And contingent sales are making a comeback in some markets.

DEAR BOB: Due to the slow home sales market in our area, we are having difficulty selling our home. Our listing agent suggests we offer "special incentives" such as a monetary bonus and/or a vacation to the buyer's agent who sells our house.
