Jimmy Burgess talks to Dallas-Fort Worth agent Chase Duran about his refreshingly simple approach to launching a real estate business.

Every once in a while, you sit down with someone whose story reminds you that success in real estate isn’t nearly as complicated as we sometimes make it.

Recently, I had the opportunity to interview Chase Duran, an agent in the Dallas-Fort Worth market, who has built nearly $200 million in sales volume in just over five years. On paper, that’s an incredible accomplishment.

But what impressed me even more than the production numbers was how refreshingly simple his approach has remained.

There were no secret lead sources. No revolutionary marketing system. No magic AI prompt. Instead, Duran has built his business on the same principles that have worked for decades: consistency, communication, relationships and an unwavering willingness to outwork the competition.

As we talked, several themes kept surfacing that I believe every agent, whether you’re in your first year or your 30th, can apply immediately.

Momentum isn’t created overnight

One of the things I appreciated most about Duran’s story is that he never made it sound easy. When he entered real estate in early 2021, he wasn’t handed a thriving business. In fact, he admitted that he and his wife lived primarily on her income while he worked to get his career off the ground.

Rather than waiting for opportunities to find him, he spent nearly every weekend hosting open houses.

“I was doing four or five open houses every weekend,” Duran told me. “I hardly saw my wife.” Most people would look at that schedule and see sacrifice. Duran saw an opportunity. Every open house became a chance to meet buyers, collect contact information and begin building relationships. 

In a market where more than 100 people sometimes walked through a single open house, he realized something many agents overlook. Every conversation has value. That mindset helped create the momentum that continues fueling his business today.

Success compounds when you stay consistent

One of the themes that kept resurfacing throughout our conversation was consistency. As Duran described the growth of his business, from roughly $10 to $15 million in volume during his first year to more than $50 million annually just a few years later, he never pointed to one breakthrough moment. Instead, he described one consistent habit after another.

Showing up. Following up. Communicating. Doing exactly what he said he was going to do. He summed it up perfectly. “If I could give one word,” he told me, “it would be consistency.” Too many agents spend their time searching for the next marketing tactic while abandoning the fundamentals that actually build long-term businesses.

Relationships are still the greatest competitive advantage

When I asked Duran what continues driving his business today, his answer wasn’t lead generation. It was taking care of the people who already trusted him. He regularly takes clients to dinner. He drops off thoughtful gifts. He pays attention to what’s happening in their lives through conversations and social media.

One story resonated the most. Instead of giving a generic baby gift to an existing client, he purchased an Hermès baby blanket, welcoming their first child. His point wasn’t that every agent should buy expensive gifts. His point was that every gift should feel personal.

“You don’t give gifts to buy their business,” Duran said. “You give gifts because you care.” That’s a philosophy clients never forget.

Spend money when everyone else is cutting back

Duran believes difficult markets are precisely when agents should be investing more in their businesses, not less. This has been a differentiator for him. Direct mail has become one of the biggest examples.

Initially, he questioned whether the investment would pay off. Today, it’s become one of the strategies producing listing opportunities in the neighborhoods he farms.

He doesn’t try to blanket an entire metropolitan area. Instead, he focuses on a handful of communities where he wants to become the obvious choice. Every listing. Every sale. Every market update. Every mail piece reinforces the same message: “I’m here. I’m active. And I know this neighborhood.”

That’s how trust is built over time.

Networking begins with serving people well

One niche market that has fueled his early success has been working with professional athletes. Many agents assume his success in this area came from some elaborate networking strategy. The reality was much simpler.

His first opportunities came through relationships. He served those clients well. They introduced him to others. The business grew organically because people trusted him enough to recommend him. That led to one of his biggest lessons.

Take exceptional care of the client sitting in front of you. Most agents spend too much time worrying about where the next lead will come from. Great agents focus on earning the next referral from the client they already have.

New agents need more action and less hesitation

Toward the end of our conversation, I asked him what he would do if he had to start over in today’s market. His answer surprised me. He didn’t recommend taking more classes. He didn’t suggest earning another designation. Instead, he encouraged new agents to get into the field.

“You’ve got to get thrown into it,” he said. “You’re going to sink or swim.” While education absolutely matters, he believes confidence comes from experience. That means showing homes. Holding open houses. Meeting people. Writing contracts. Learning by doing.

No classroom can replicate what happens when you’re sitting across the kitchen table from a buyer or seller making one of the biggest financial decisions of their lives. He said his ability to take action in the business has been key to his success.

The bottom line

As our interview wrapped up, I found myself thinking less about his production numbers and more about the habits that created them. There wasn’t one revolutionary idea. There were dozens of small, consistent decisions repeated over and over again.

He hosted open houses when other agents stayed home. He invested in relationships when others focused solely on transactions. He continued marketing during slower markets while others pulled back. He stayed consistent long enough for momentum to take over.

That’s the biggest lesson from his story: Consistency doesn’t compound overnight, but it does lead to phenomenal results over time.

Because while markets are lifting, the fundamentals of building trust never go out of style. Technology evolves, and consumer expectations continue, but if Duran’s first five years are any indication, those fundamentals still have the power to build extraordinary businesses.
