This May marks Inman’s sixth annual Agent Appreciation Month. Look for profiles of top producers, opinions on the current state of the industry and tangible takeaways you can implement in your career today. Plus, the prestigious Future Leaders of Real Estate return this month, too.
Each week on The Download, Inman’s Christy Murdock takes a deeper look at the top-read stories of the week to give you what you’ll need to meet Monday head-on. This week: Legendary world-record holder Ben Caballero shares the secrets that allowed him to sell 7,000 homes last year.
The market has been tough over the past couple of years, and the lack of inventory, combined with high interest rates and non-stop political and economic uncertainty, have made it hard for many real estate professionals to sell homes at a “normal” pace compared to past years. How, then, to explain the record-setting pace of home sales set by one of real estate’s most iconic top producers?

The Texas solo agent and his administrative team have set new world records yet again, selling 7,722 homes in 2024 and doing $3.92 billion in volume.
Caballero’s company HomesUSA.com focuses exclusively on new home construction with a strategy that combines careful market evaluation and game-changing tech solutions to provide unprecedented scale.
Caballero began building his proprietary platform in 2007 and says HomesUSA is as much a tech company as a real estate company. The platform is essential for his level of production, he said.
Not content to rest on his laurels, Caballero is eyeing other markets where his brand of large-scale real estate sales could work.
“We would love to be in Florida. That’s the second strongest state, and maybe even is giving Texas a good run for its money. There’s also Tennessee and Georgia and a number of the East Coast states.”
As mortgage rates stabilized over the past weeks and inventory shortages eased around the country, homebuyers got back out there, improving prospects for a profitable spring market. Whether you’re working with buyers or sellers, first-timers or experienced investors, this is prime time for generating new leads, reconnecting with past clients and referral partners, and planning for the rest of 2025.
This week, Inman contributors offered plenty of strategies and tools to help ensure you’re ready for whatever the market brings next.
