A two-building office complex situated on nearly 6.3 acres in Houston, Texas, has sold to a locally based real estate investment company for an undisclosed price.

American Spectrum Realty Inc. purchased the multitenant properties, which comprise 178,076 square feet, from Laguna Hills, Calif.-based Foremost Fountainview L.P.

The properties, Westheimer I and Westheimer II, are located in the city's Uptown Galleria submarket. Located at 2640 Fountain View and 2650 Fountain View, respectively, the four-story buildings comprise 90,123 square feet and 87,953 square feet.

At the time of sale, the office park was 94 percent leased.
