I provide a free service where real estate agents can list their properties but with a twist. In addition to listing the property, you input your customers exchange information (where they want to move and what type of property they are looking for). Then you can search our data base for individuals who are looking for what your clients have and have what your clients want. You can market to these individuals through my site pad4pad.com.

Our company has a text message marketing tool, where consumers can request property information by text message and instantly receive a response. The listing agent receive alerts with the consumers' mobile phone numbers, so they can follow up to any questions. That's the basics of our service.
Consumers really are enjoying being able to learn property information instantly, and they can walk away with it stored in their mobile phone. They don't have to hassle with flyers or contacting the agent right away. Feedback from our clients is that they haven't had any negative response when following up with their leads. The leads are presently surprised.
You match three of today's biggest things together and satisfy the consumers hunger for instant information; Cell phone, text message and instant information.

I have launched an international property portal that has a unique twist. It helps property investors to find properties by their rental return. So, for example, an investor could perform a quick search and look for property in Bulgaria with a rental return of above 7%.
It also incorporates an alternative way for real estate companies to transfer their property data. All too often, real estate portals enforce their own data formats on companies or require knowledge of XML - which is simply not suitable for all real estate companies - eg. smaller independent agents.
So what my portal does is use the principle of a mapping tool where you can simply map your data fields (eg price, description, location) to my fields - once, and then transfer the data either from Excel files or from your own Internet database. Then at the touch of a button, upload the property data. It also transfers the property photos at the touch of a button from your own FTP server, once its uploaded the property data.
Covering all countries, it aims to make real estate advertising easy, and provide a very easy to use, uncluttered search, so buyers and investors can find residential, commercial, new property and land anywhere in the world.
So it provides an easy, convenient way for estate agents to market their properties to BOTH buyers and investors, upload their properties using their OWN data format, generate leads by email, and even conduct Skype chats between buyers and agents.
It operates on a different kind of business model too. Instead of being drawn in to monthly fees to keep properties listed, it incorporates a flexible subscription based model, in which once properties have been added they stay on the site indefinitely until the properties have sold. In other words, it provides unlimited advertising for properties that have been added. You can add properties for 1, 3, 6 or 12 months, with a built in discount for longer periods built into the competitive pricing. More details can be found on the website.

We are currently looking for agents in a number of major markets who are using map based mls search on their sites. If you have map based mls search on your site, and you find that the MLS providing agent in your city or metro does not, call me and I will give you the territory on our site, in exchange for a link.
Unlike many of the listing marketing sites out their today, HomeGain, House Values, Just listed, etc. we offer agents entire metro areas as their exclusive territory and let the agent/broker refer out the extra leads for a commission split from fellow agents.
