    These may be recent changes in practice. However, I have had many buyer include family members on the deed who were not on the deed of trust or note. Primary earners often omit a non-earning spouse on the loan but title the property in both names as tenants by the entirities. In case of the incapacity or death of the working spouse, the surviving spouse has no mortgage debt.     Loan modification by lending institutions is a myth. The loans are not modified, only the terms are modified. Of course, they're still going to foreclosure, no one can sell them.
