  • Greg, Thank you for writing

Greg, Thank you for writing such a clear and useful response to my piece about scenario planning--and for including an example as well. The purpose of my article was to outline what changes in the current environment would be required in order for software to replace real estate professionals. Personally, I don't see the kinds of changes I mention coming any time soon--if ever--but since a reader asked for my thoughts I took it on. And it provided a good opportunity to discuss scenario planning. Your response does an excellent job of portraying the value of negotiating and negotiation skill in the current environment. It seems identifying exactly where power disparity exists and where it doesn't is one of the key skills--something that will be difficult to accomplish using software alone. In your example you identify the need for the government project to proceed without a lengthy delay and use that to bring the power disparity back within a range where negotiation is reasonable for the government. Being able to identify this sort of opportunity will be difficult to accomplish using software alone. Thanks again for helping me and all the readers think smarter. G. • My understanding of data
    By Gahlord Dewald | ThoughtfaucetDecember 6, 2011 - 8:07pm

My understanding of data quality issues stems less from third parties gettin it wrong initially as they tend to get it from the MLS as noted. It stems more from third parties not updating the data after it is gathered initially (price change, status change, agent change etc). This results in outdated listings showing up on third party sites and headaches for consumers and listing agents. The method outlined in this column would eliminate this problem. It would also create a mechanism to enforce many concerns from data owners I've heard here and elsewhere. Gahlord
